What does it cost me to use a mortgage broker?

In most residential mortgages, nothing. The lender usually pays the broker a fee once your mortgage closes. Some situations, like certain private or harder-to-place mortgages, can involve a fee, and if yours does, I'll tell you up front and in writing before you agree to anything.

I'm self-employed or earn trades income. Can I still get a mortgage?

Yes, though lenders look at your income a little differently. They'll usually want to see a couple of years of tax returns and Notices of Assessment, and sometimes business statements. As a Journeyman Plumber & Gas Fitter myself, I understand how trades income works, and I can help you find lenders that fit your situation.

My mortgage is up for renewal. Should I just sign what my bank sends?

Not before you compare. Your renewal is a good time to look at what other lenders can offer, and switching can sometimes save you money. Send me your renewal letter and I'll go through your options with you.

Start with a quick call. We'll talk about your budget, your down payment, and any first-time buyer programs that might help. Then we can work on a pre-approval so you know where you stand before you start looking.

How does pre-approval work?

Accepted Answer

I'll gather some information about your income, debts and down payment, and with your permission, check your credit. Then I'll find a lender willing to pre-approve you for a set amount, often with a rate hold for a period of time. A pre-approval isn't a final approval, but it gives you a clear budget and helps when you make an offer.

Usually: photo ID, recent pay stubs and a job letter (or two years of tax returns and Notices of Assessment if you're self-employed), proof of your down payment, and statements for any debts. If you own property, bring your current mortgage statement and property tax notice. I'll give you a checklist that fits your situation.
